Any Realtor who has been in business for a few years will have a similar story to this. A property they have listed goes under contract. Within a few days or a week of it being marked under contract a potential buyer calls and said they were interested but were stalling (different reasons are giving for stalling). And then ask if it is too late to get their offer in. Since the seller has already accepted an offer…the answer is usually yes it is too late…or maybe a back up option is given.
This has because more and more common with the greater use of the internet. In some cases…buyer might be looking online for weeks, months, or even years and have not called a local Realtor. Then, one day they log in to their favorite real estate website to find the property they were considering is under contract or sold. Maybe they were waiting for the price to come down. Maybe they just were not sure if now was the time to make an offer.
How do you prevent this??? Well for starters…start a relationship for a local Realtor early in the search. It is okay to goto your favorite website to see what prices are like. But most of the websites have a delay and the information is inaccurate. Getting a Realtor involved early gets you accurate information to work with. Also, if your dealing with the listing agent…or if you have a good buyer’s agent who stays in contact with the listing agent, the seller’s side will know you are interested and may reach out to you (or your buyer’s agent) if another party also becomes interested.
And here may be the best advice. When you’ve decided on the property you want…MAKE AN OFFER! Don’t play games, or stall to see if the price will change. Get your offer in and start negotiating. Seller’s would rather negotiate with a serious buyer rather than feel like someone is “stalking” the listing. Chances are if the seller is ready to sell and the buyer is ready to buy…and the offer is fair…that the seller is going to negotiate with the buyer who comes to them first.
